Land clearing in Theodore runs mostly under Mobile County rules, because Theodore is an unincorporated area with no city hall. The Census maps it as the Theodore CDP, a Census area of about 8 square miles in southern Mobile County. The area was once called Clements, and it now carries the name of a sawmill operator and postmaster. From our base in Elberta, we take on clearing overgrown lots and acreage here, planned around those county rules.
The Theodore CDP had 6,130 people in 2010 and 6,270 in 2020, a rise of about 2 percent. Nearly nine in ten of its homes are detached houses, and owners live in about nine in ten occupied ones. So clearing here is mostly owners working their own ground, like an overgrown back lot or a fence line. For that kind of growth, our compact track loader carries a forestry mulching head that chews brush down in place.

Theodore has no city hall of its own, but its original center now lies inside the Mobile city limits. The City of Mobile borders Theodore to the northeast, and Interstate 10 forms its line with Tillmans Corner. Land inside the city limits follows city rules, and our guide to City of Mobile clearing permits covers those. So the first question on any Theodore lot is which side of the city line it sits on.
Outside those limits, Mobile County Engineering's Planning and Development Department handles general land disturbance permitting for Theodore. On development work, the county wants a Permit to Develop from Mobile County Public Works before any clearing and grubbing. A subdivision construction site also needs a Land Disturbance Permit, and the county inspects those sites every month. Get the county's answer on your lot before work starts, and our crew clears to the plan it allows.
The Fowl River, a brackish river in Mobile County, rises near Theodore and splits into East and West branches. Its east branch empties into Mobile Bay, and its west branch reaches the Mississippi Sound east of Coden. At Bellingrath Gardens on the river, cypress and pines stand over marsh grass and still water. Development on a lot in a Special Flood Hazard Area, even in part, takes its own Permit to Develop.
With 66 inches of rain a year around Mobile, grading a Theodore lot matters as much as clearing it. The bucket shapes the house site, and our grading and dirt work follows the slopes on your plan. Where the plan leaves ground open, the chips from the mulching head can stay as a cover over the soil. If your lot holds wet ground or sits near the Fowl River, confirm what applies with Mobile County Engineering first.
Theodore sits 14 miles from downtown Mobile on Interstate 10, with Exit 13 at Theodore Dawes Road. By Census estimates, about one in fifteen homes in the Theodore CDP was built in 2010 or later. When a new house or mobile home goes in, the clearing takes in the home site and the driveway line. We clear and grade those areas with the track loader, then pile what has to leave and load it out.
Off a county road, a Theodore driveway crosses Mobile County right-of-way, and only reinforced concrete or arch pipe goes there. No construction in that right-of-way may begin before the county approves a permit. Once your permit is approved, our culvert installation work beds the pipe on the ditch grade and backfills over it. The written estimate spells out the pipe and how it reaches the site, along with the drive built over it.
